Our Process

Consult

  • Pricing is a huge piece of the home selling process. Utilizing comparable properties in your neighborhood and looking closely at your specific home is an important piece of determining best price.

  • Identifying what you love about your home and neighborhood is key. You know your house best - the improvements you’ve done, why the location is great and what makes it special.

  • An alternative to MLS is a “private office exclusive” listing. This makes sense for a slim percentage of sell- ers and exposes homes to a much smaller pool of agents, with no public marketing allowed.

Prepare

Preparing your home for the market is so much more than putting a sign in the yard. Steps include:

  • Identifying a “to-do” list that may include repairs needed prior to market

  • Creating a customized timeline and ideal timing windows for showings to best suit your schedule

  • Staging and design to best market your home. Utilizing your pieces and our own, along with our Nell Hill’s partnership, we create a polished look to make sure your home looks its best. If larger furniture is needed, we will recommend designers who specialize in home staging.

  • Paperwork - we work to make this process as simple as possible

  • Professional photography is a key element of the process. The photos are the first glimpse most people will get of your home and they are a critical part of successful selling.

Negotiate

OFFER TO CONTRACT
Once your property has received a written offer or multiple offers, we will contact you to discuss the terms. Negotiations will likely occur, and once terms are agreed upon, the home is “under contract”.

INSPECTIONS
The inspection phase is typically 10 days and is an opportunity for due diligence in evaluating the home. Potential inspections include whole home, termite, radon, sewer, structural, roof and/or mold. Once complet- ed, the buyer can accept the property ‘as is’, renegotiate, or cancel the contract.

APPRAISAL
Lenders require an appraisal to establish the value of the property for the loan.

Close

Prior to close, you will receive a utility transfer reminder and seller information sheet to share with the buyer. You will also receive a settlement statement showing your debits (commission, prorated property taxes and HOA fees, payoffs, recording fees and closing fees) and credits (sales price). Closing will occur at a mutually agreed upon time with the title company on or before your closing date.
